What
are the sizes of the custom estate parcels?
The home sites range from 2.3 to 6.98 acres.
What
is the minimum home size required?
The Covenants, Conditions and Restrictions (C, C & R’s)
require a minimum fully enclosed floor area of 2,600 SF (exclusive
of roofed or unroofed porches, decks, terraces, garages, carports or
other outbuildings) for one-story homes and 3,400 SF for two-story
homes. Please provide your contact information to gain access to the

Is
the neighborhood gated?
No. Cambridge Estates is not a gated community.
Is
there
be an homeowner’s association?
Yes. The $165 per month dues are used to maintain the private
streets, enforce the C, C & R's, maintain the community entrance
landscaping and maintain the wetlands preservation
areas.
Is
there a Mello-Roos assessment?
No. The cost of the onsite infrastructure improvements are not
being passed on to the Buyer through a Mello-Roos assessment
district.
What
school district is Cambridge Estates located in?
The neighborhood is located in the Placer County - Loomis Union and
Placer Union High School District. Schools available to the
community are: Placer
Elementary School (K-8), located at 8650 Horseshoe Bar Road
- and Del
Oro High School (9-12), located at 3301 Taylor Road.
Are
Horses
allowed in the community?
Yes. Horses and livestock are allowed on most of the home sites with
no more than two animals per acre.
What
utilities are provided to each property?
Electric, cable and water (Placer
County Water Agency) are available.
Irrigation is not provided. There is no public sewer system
provided so homeowners will need to install a septic system.
If homeowners require gas, they will be allowed to install a
below-ground propane tank and contract with a local propane
provider.

do
I purchase a custom estate parcel?
Please

Us web page where you can specify which custom
estate home parcel(s) you may be interested in along with your

Yes, please do visit the custom estate parcels and feel free to
